Mattamy, Canada’s largest homebuilder, earned the achievement for the third time. Mattamy Homes was one of the first builders to participate in the ENERGY STAR program, which has become the most successful green building program in Canada, EnerQuality said in a news re- lease. Today, 32 per cent of all new homes built in Ontario are ENERGY STAR qual- ified. Two Oshawa based builders walked the green carpet. Midhaven Homes received the ENERGY STAR for New Homes - Mid Volume award and Jeffery Homes re- ceived the ENERGY STAR for New Homes - Small/Custom award. The Minto Group was named the On- tario Green Builder of the Year for a sec- ond year in a row. The award is presented annually to a builder that raises the bar for the rest of the industry through its leader- ship in improving the environmental, en- ergy efficiency, and overall image of the industry. Reid’s Heritage Homes took home the inaugural Net Zero Builder of the Year award. Net Zero homes are energy self- sufficient and are designed to produce at least as much power as they consume. Reid’s Heritage Homes was also the recip- ient of the Building Innovation – Low Rise award, and the Best Green Marketing Campaign of the Year, for their efforts to educate homebuyers. Tridel, the largest builder of condo- miniums in the Toronto area, was awarded the inaugural award for Building Innova- tion - Mid and High Rise. The award rec- ognizes technical excellence in energy efficient and green building practices, which is key to achieving more sustainable communities. Andy Goyda, Canadian builder lead and market development manager for Owens Corning Canada was inducted into the EnerQuality Hall of Fame. The award is presented to an individual who, over the course of their career, has made a lasting impact on energy efficiency and green building in the housing industry. Goyda has been influential in the residential in- dustry for 40 years, including his pioneer- ing support of ENERGY STAR for New Homes and Net Zero. His leadership has helped Ontario’s homebuilding industry become the most energy efficient in Canada. Sonja Winkelmann, director of Net Zero Energy Housing for the Canadian Home Builders’ Association was recog- nized as EQ Leader of the Year. The awards show followed the En- erQuality Housing Innovation Forum, where a sold out audience discussed the future of green building in Ontario. In the closing keynote conversation, Dr. Diane Saxe, Environmental Commissioner of Ontario, and Peter Gilgan, founder and CEO of Mattamy Homes and member of Ontario’s Climate Action Group, discussed the future of homebuilding in light of On- tario’s new Climate Change Strategy. This year’s Innovation Gauntlet award was presented to LiteBuilt for its concrete “LITEBOK” building system – an envi- ronmentally friendly, interlocking building block that is ideal for taller buildings. Habitat GO purchases “largest property to date” as it prepares to build 16 townhomes in Orleans STAFF WRITER – The Ottawa Construction News Habit for Humanity Greater Ottawa (GO) says it has purchased its “largest prop- erty to date” and is preparing to start work on the first phase of what will be a 16-home townhouse project in Orleans, with ground- breaking for the first four homes in April or May. Some residents in the area had ex- pressed concerns about the project, but when they attended a Jan. 25 information meeting they learned that it has the proper zoning in place. However, they wanted Habitat to consider building fewer but larger homes on the property. However, project manager Murray Chown, representing Habitat GO, said in a published report that lower density housing wouldn’t meet the organization’s mandate to provide simple and affordable houses. Habitat GO CEO Alexis Ashworth said Habitat families usually have a total family income of $43,000 to $65,000 a year – and that explains why there is a need for only one parking spot per unit – Habitat owners don’t usually have extra vehicles. Meanwhile, Habitat GO says good progress has been made on another Orleans site, on Cousineau St., where four homes are nearing completion. “Three of the four homes are at the painting stage and drywall is going up in the fourth home,” the Habitat GO newsletter reported. “The dedication ceremony will take place later this spring once the driving and parking pads are com- pleted.” The Ottawa Construction News – March 2016 – PAGE 3 OakWood Design Centre and Headquarters nears completion STAFF WRITER – The Ottawa Construction News OakWood’s new Design Centre and showroom and corporate headquarters at 865 Taylor Creek Dr. is nearing comple- tion. Staff are already working in the 22,700 sq. ft. building, one of only a small number of LEED Platinum commercial projects in Canada. Tradespeople are completing the extensive showroom, which features a di- versity of options including some truly high-end choices for clients. OakWood CEO John Liptak says the company anticipates a number of “grand openings” featuring Mike Holmes and other industry relevant dignitaries in the spring and summer reflecting different market constituencies. The largest renovation contractor in Ot- tawa has recently announced an extension of its services to include two new discrete services – OakWood RenoTeam and HandyManPRO. The full design and build service “in- cludes everything required for a high qual- ity, A to Z, turnkey renovation, says chief operating officer Patricia Liptak-Satov. “It automatically includes concept design with a certified designer, photo realistic 3D ren- derings of the planned projects, all permits and plans, a detailed project roadmap, and very attentive project management through the construction phase,” she says. RenoTeam, meanwhile, is an a la carte service which allows clients the flexibility to choose the service level they desire, and to purchase materials from any supplier. “They may opt to do some of the tear down and removal themselves or some of the painting if that is part of the project,” Lip- tak said. The 3D rendering might not be required for all projects. “Most customers don’t need a full 3D concept design if they are simply doing an update such as a small home renovation, changing out a bathroom or finishing a basement.” The OakWood RenoTeam option, there- fore, supports smaller projects while clients are still choosing OakWood’s flagship de- sign-build service for more complex proj- ects, or if they simply want everything taken care of professionally. As well, HandyManPro provides serv- ice for small repairs and fix-it type proj- ects, including carpentry, drywall services, painting and staining, and simple improve- ments like swapping out tile, faucets or a tub. OakWood’s systems, service, and repu- tation have attracted the attention of tele- vision personality Mike Holmes, who sought out the company as a partner for a number of projects in Ottawa. “We do not pay for Mike Holmes endorsement,” Lip- tak said. “Instead, he approached Oak- Wood after checking out most of the other renovators in Ottawa.” OakWood and Holmes are, in fact, ex- panding the scope of their partnership. “We’ve already been partnered together for three years and we couldn’t be happier. A built-in client portal, follow up and ver- ification system ensures client satisfaction in an otherwise chaotic industry. Shortcuts on health and safety, unethical bid rig- ging, cheating on taxes with under the table deals; all of these ac- tivities undoubtedly are part of the construction industry landscape. In most cases, if you are really good at being really bad, we won’t know about it – only the victims, who will lick their wounds will. The risk of being really bad, other than having problems with your conscience (which won’t be a problem for any true psy- chopath), is getting caught. You then face the prospect of expen- sive legal bills, civil actions, and possibly imprisonment. (The smart “bad” people use the legal system and courts, however, to intimidate their victims.) There is another side of the story, of course, and that reflects the rewards of being good. Generous sharing, ethical service, en- gagement in community and association activities, and leadership, all pay off with repeat and referral business, public recognition, accolades, and if you have a moral compass, some amount of feel- ing good about yourself. We’re happy to report the good news stories in our publications, and it is always satisfying to discover good guys (and gals) coming first. What about the grey areas; those places in the middle? Here things can get murky indeed. You might have a legitimate client entertainment and recognition policy, but if your counterparts ex- ploit these resources for unethical personal gain, are you wrong? And I’m sure all of us at some time or another have taken shortcuts or behaved in manners which go beyond enlightened self-interest, though we may brag that we really were enlightened in our activ- ities. However, there are arguments for going extreme, if you are going to go in any direction. Standing out from the crowd, reach- ing the peak of achievement and recognition, has real value. I won’t advocate anyone go for the extreme of evil, of course. But can we aim for extremes in good? Here, I think of construction industry leaders who have allo- cated incredible resources for community and charitable activities, contributed to their associations, led in advocacy and educational initiatives and still thrived – even excelled – at their own busi- nesses, outlasting competitors in hard times, and raking in the profits when the economy rebounds. How to Get Your Prospect’s Attention It is a constant challenge for salespeople … How do you get the attention of your prospects? • We try cold calling, and get ignored. • We send emails that don’t get read. • We get on social media and try to connect with our prospects … and then get their attention, only to be shut down quickly. What gives? How are salespeople supposed to do their job if they can’t get the prospects attention? Here are a few thoughts … “Every sale has five basic obstacles: no need, no money, no hurry, no desire, no trust.” Zig Ziglar 1. Most decision makers are extremely busy, and their time is probably their most important asset. You need to demonstrate that you will not waste their time. • Get to the point. • Have a compelling story, but don’t be hokey. • Make sure you have the right person. • Understand what is important to them. • Don’t ask them to do your work. (Visit your website, point you at the right person etc.) 2. If a decision maker doesn’t know you then you are already at a huge disadvantage. • Get referrals whenever possible. • Get out and meet lots of people, while NOT selling.  Get involved in the community, with charities, in clubs, etc. • Use your network to get introductions and grow that network. • Use your social media to provide value, NOT to sell.  Become known as a thought leader. • Find ways to meet the people you are targeting, without a sales pitch and hopefully in a non- threatening environment (industry organiza- tions, networking groups etc.) 3. If you can’t get close to a decision maker, then get close to the people who are close to them. • Executive assistants are great people to know. • Receptionists wield a lot of power. If they put in a good word for you it often has influence • Direct reports or even trusted senior employees might be able to help your cause … IF you build a good rapport with them. 4. The sales profession requires a short, medium and long term strategy. Today, he is the 26-year-old construction management company’s chief executive officer. Cameron says when he initially met with Tony Mariani, founder and former president of Mar Gard, the two struck a deal in which Cameron would become a shareholder and spend time learning the business, leaning heav- ily on Mariani’s extensive experience. Three years later the two decided Cameron had a strong enough base and they switched positions. “Today Tony is still very much involved but he is now able to focus on what he likes to do – build buildings, and I am able to use my experience to grow, develop and broaden the business.” Cameron’s experience includes more than 25 years with several consulting engineering firms of various sizes. He was also co-owner of a large mechanical contracting com- pany in Bermuda. His work includes projects in the civil, mechanical and electrical disciplines throughout Ontario and the Caribbean. He says the biggest difference between consulting en- gineering and construction is the change in focus from de- sign, which is fairly conceptual, to being responsible for every physical detail of a project from beginning to end. “In the design world there is limited risk exposure but in construction, you are responsible for everything,” added Cameron. This, he says, is what he has learned the most from Mariani and the Mar Gard staff. “Mar Gard has a core of key staff members who have been here a long time, including a site superintendent with more than 25 years’ experience with Mar Gard. So the com- pany has been able to evolve and broaden its base using the skills and experience of these long-term staff members.” Cameron says, in addition to its construc- tion management core competency, Mar Gard has recently completed a number of design- build interior fit-outs where staff carry out the design, obtain municipal approvals, and then execute the fit-out leading to occupancy. He says these smaller projects have been success- ful because Mar Gard controls all phases, thereby significantly reducing project risk. He says Mar Gard will continue to invest in this space. What will also be new, he says, is a foray into public sector work more aligned with Cameron’s consulting experience. “Hard bid public sector work is very different than fee based construction manage- ment work but we’ll take our time learning and acquiring what we need and hope to expand our presence, perhaps adding more people slowly and as needed.” Cameron says Mar Gard has a long history working with pre-engineered buildings, and although they will continue to take on these opportunities when they arise, he says he and Mariani are aware this space has largely become com- moditized in recent years. “You can buy pre-engineered steel buildings on the Internet. So while we are happy to continue to serve this market, we’re actively expanding our capabilities to include fit-outs, larger warehouses and espe- cially structural wood ICI buildings.” The company’s largest timber structure to date is the All- trapro Development building on Denzil Doyle Court in Kanata. Some of the company’s other current projects in- clude a Kids’ Kingdom facility on Trim Road, a pool based physiotherapy fit-out, Barrhaven Honda, as well as several other projects with repeat clients. Internationally, Mar Gard constructed much of Cuba’s airport buildings in the nineties under Mariani’s leadership. The company continues to do selective design work on projects in Bermuda under Cameron’s direction. Cameron comes to Mar Gard with experience in systems and IT, in sales and business development, and with a team oriented leadership style. He is past chair of the St. Lawrence River Institute of Environmental Sciences in Cornwall and prior to acquiring Mar Gard, vice president of the Thirteen Strings Chamber Orchestra. Smulski says the company understands that when new equipment has been bought it can take time to get up and running so that it is profitable. “Sim- ilarly when a company is buying a property to build or when there is a change of ownership, it may take time to get things fully operational. Dur- ing that time, it can help to only have interest pay- ments to worry about.” Smulski says BDC does all of its due diligence up front and tries not to overburden business own- ers with paperwork. That means the bank wants to ensure the success of what the business is trying to do, but may for instance ask for annual report- ing rather than monthly accounting. While it can do more than banks in many ways, he says BDC is structured like a bank, with ac- count managers working with specific clients so there is always one point of contact and that is with someone who has gotten to know the business and its needs. Member- ship revenue was approximately $900,000. At the assocation’s annual general meet- ing on Feb.18, honourary treasurer Brian Vlaming attributed some of the surplus to membership growth (the association added 42 companies), along with an unexpected windfall in revenue from a publisher which fulfilled an agreement between the OCA and 11 other provincial construction asso- ciations to share project plans and specifi- cations. This publisher in turn pays a commission based on revenue from its sub- scribers, many of whom are located in the U.S., he said. “In 2015, just under $100,000 was received, more than expected and bud- geted.” Plansroom project activity increased significantly, with 3,132 projects reported compared to 2,584 in 2014. The City of Ot- tawa listed 382 projects. There was a sharp increase in the number of projects from “private owners and developers,” which in- creased to 629 from 190 in 2014. The AGM’s invited guest speaker, The Ottawa Hospital cancer researcher Dr. John Bell, described the progress in developing viral therapies to treat and cure cancer. (See separate story page 10.) Tomlinson, section director at large. 2016 chair Mark Watson to ‘stay the course’ OCA reaches out to attract members, build consensus and reduce industry conflicts STAFF WRITER – The Ottawa Construction News New Ottawa Construction Association (OCA) chair Mark Watson says he plans to stay the course as the association’s leader, though when he delves into some of the im- portant issues affecting the industry, there is no doubt that there are many challenges to resolve. “There’s no huge initiatives, no new di- rections, or anything earth shattering,” he says. “If anything, the legacy I would like to leave if all goes well by the end of the year, would be that I was a chairman who made a great association a little better by re- inforcing our core values and principals.” It is here that the story becomes less “as boring as it sounds.” “We want to make the construction en- vironment more co-operative,” Watson says. “There’s been, in recent years, the trend to get more confrontational with new amended contracts and supplemental conditions. It has pitted people against each other rather than finding common solutions.” Nevertheless, the OCA has thrived in the past year, despite an overall decline in Ot- tawa’s construction volume. (Building per- mits were $2.145 billion in 2015, nearly 20 per cent lower than 2014’s nearly $2.7 bil- lion total – this excludes heavy civil work, for which building permits are not required.) However, the association’s membership levels has defied the trend towards declining participation noticed by other organizations, with an increase in membership to 1,133 at the end of 2015 from 1,175 the previous year, an increase of 42 companies. Watson says part of this growth can be attributed to a membership campaign to reach out to organizations associated with the construction industry. “We’re looking for people who are not members and have divided them into subcategories by the work they do, for example, engineers, architects, project managers and subtrades, and then are addressing them with letters through di- rect mailings,” he said. Watson said he attributes at least 12 of the new members last year to the direct mail marketing campaign. The big news of 2014 – the association’s sale of its 196 Bronson Ave. headquarters to a condo developer – hit something of a snag last year, when a planned deal to purchase land in the Hunt Club/Auriga Dr. area fell through. But this issue thankfully has also been offset by the decline in the local condo mar- ket. The building’s new owner, Lamb De- velopments, is quite happy to have the OCA remain as a tenant. The annual rent of $139,410 is 100 per cent offset by a vendor take back mortgage – so the OCA can re- main in the building effectively without cash cost, while the developer doesn’t need to worry about losing cash from the property as he waits for the market to improve. Watson says the condo market pause has given the OCA time to search for an ideal location. “What the OCA needs is a build- ing for the next 50 years – and the amount of parking we need for members and train- ing isn’t easy to find in existing buildings,” he said. “We’ve come to the opinion that we may need to build new. We’re looking for land where we can build a state of the art fa- cility.” The association has looked at several sites but hasn’t found the ideal location yet. It would combine enough space for at least 50 parking spots, with a relatively small 10,000 sq. ft. building. The headquarters’ site also needs to be located where members can access it by road and (for training) by public transit. On ethical issues and controversies, OCA president John DeVries has been asked by The Ottawa Hospital to recom- mend names for a “blue ribbon panel” to suggest improvements to the hospital’s con- struction management and procurement sys- tems in light of a recent scandal, in which the hospital has sued two former employees and several contractors for alleged kickback and bid rigging schemes. During the year, the association received one formal ethics complaint – a rare event – in which, after review, the association deter- mined the general contractor “did not act within OCA guidelines of the best construc- tion practices” relating to communication and promises about payments to subtrades, Watson said. “There’s a lot of inquiries made to John DeVries” by members concerned about eth- ical issues, he said. “They are told that the process must be initiated with a formal level of complaint, detailing what the complaint is.” Almost no one follows through. Watson says the OCA does not plan to rejoin the Council of Ontario Construction Associations (COCA) even though the issue that led to the OCA’s withdrawal – COCA’s failure to take a strong stand regarding the Ontario College of Trades (OCOT) – has been largely resolved through changes rec- ommended by Tony Dean’s review. He said the problem with COCA is that its representation and leadership are more connected to the member associations’ ad- ministrations, rather than individual busi- ness owners and members. The OCA bucked this trend. “We never sent John De- Vries to COCA. The story behind the research funded by THE RIDE JENNIFER GANTON, MSC, BJ – Special to The Ottawa Construction News Could a virus cure cancer? When most people think of viruses, they think of the common cold, the flu and possibly more terrifying things like Ebola and Zika. But if Dr. John Bell is right, viruses could one day become just as important for treating cancer as surgery, radiation and chemotherapy. Dr. Bell, a senior scientist at The Ottawa Hospital and professor at the University of Ottawa, recently presented his ground breaking research at the Ottawa Construction Association’s Annual General Meeting. He also discussed how fundraising events like THE RIDE are crucial to providing funds to continue his research. Dr. Bell began by explaining that our bodies are made up of trillions of cells. Things like smoking, UV light and plain old bad luck can cause changes in our cells that allow them to grow uncontrollably, becoming cancer. Dr. Bell and his colleagues have identified many viruses that are naturally better at killing cancer cells than normal cells, and they have used special laboratory techniques to develop new viruses that are even better at this. Laboratory studies have shown that these viruses can spread throughout cancerous tumours and destroy them without harming normal cells. Dr. Bell and his colleagues have taken this idea all the way from the lab bench to the patient’s bedside. They recently launched the world’s first clinical trial of a double- virus therapy for cancer. This experimental therapy was jointly developed at The Ottawa Hospital, the Children’s Hospital of Eastern Ontario, McMaster University and the University of Ottawa. It uses a virus that was first found in Brazilian sandflies and another virus that is associated with a form of the common cold. It is designed to harness the body’s own immune system to fight cancer, in addition to the viruses. “Our immune system is like a tiny army that helps the body fight off viruses and bacteria,” said Dr. Bell. “But when a cancer cell gets infected by a virus, the immune system often ends up fighting the cancer as well as the virus. So we’re fighting the cancer on two levels.” The trial will include up to 79 patients with advanced cancer in Ottawa, Hamilton, Toronto and Vancouver. To participate, patients must have already tried all available therapies, among many other criteria. “The trial is ongoing, so we still don’t know if this particular therapy will work in people, but we’re confident that we’re on the right track, and that some kind of viral therapy will eventually play an important role in treating cancer.” Indeed, the United States has recently approved the first viral therapy for cancer, called T-Vec. This therapy is based on a virus that causes cold sores around the mouth. It has shown great promise in treating certain kinds of skin cancer. Dr. Bell and his team are already planning a number of other clinical trials and they were recently awarded a $60 million grant to create a national network for this kind of research, called BioCanRx. His propane experience helped estab- lish him as a specialist in temporary construction heat. At CRS, he oversees the daily op- eration of six eastern Ontario locations and is responsible for developing busi- ness strategies to improve profitability and efficiency while working closely with the branch managers. Watson has founded the CRS and Friends Bursary, awarded each year to an Algonquin College student in the building construction technician pro- gram who demonstrates strong leader- ship and exemplifies sound practical skills. This bursary was the first recog- nized award for the building construc- tion program. He participates in several associa- tions including the National Capital Heavy Construction Association; the Ottawa, Quinte, and Ontario Home Builders’ Associations; and the Kingston Construction Association. He has been an OCA director since 2008 and served on the standard practices committee and building committee, and chaired the entertainment commit- tee. He also served as a member of the steering committee for the Ottawa Young Construction Leaders. Watson grew up in Ottawa and lives in the city with his wife and three sons.
